Longtime lurker here, Born and raised here. Crime rate is something to consider -University City sits at 544.2 per 100K. The city has invested a lot in new development. Property taxes are high but you get good services. What would you do?

Bought a house here in 2021 and I love the pace of life here. Property values have gone down slightly since then.

We moved here with our family and it's exactly what I was looking for. Schools in Highland area are challenging. Kids love it here.

Real talk - this place is not for everyone, and I think that's OK.
If you value safety, you'll love it. The housing market is genuinely hit or miss and I've found I genuinely enjoy living here. My neighborhood (Meadowbrook) is wild and I feel safe walking around at night.
But if you're coming from Raleigh, be prepared for the culture shock. food scene is completely different here. And Not very walkable outside downtown.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

The food scene here is underrated. Tons of great sushi places. I wouldn't want to live anywhere else right now.
