Best areas to explore in University Place?

First post here. I'm single, late 50s, and Crime rate is something to consider -University Place sits at 258.2 per 100K. Rent is about $1,664/month for a decent place. Poverty rate is 6.4%, which is pretty low. The median home value here is around $578,100, which is pretty steep. Median household income is $94,952, which feels pretty solid for the area. It's changing fast -some good, some not so much. Property taxes are high but you get good services. People here are genuinely friendly, not just surface-level. Traffic can be rough during rush hour, no sugarcoating that. Am I overthinking this? Downtown has improved a lot in recent years. Property taxes are high but you get good services. Renting here right now, paying about /mo for a 4-bedroom. it's improved dramatically in recent years. Compared to Seattle it's better than expected.

As someone who grew up here, I love the pace of life here. A lot has changed in the past few years though. walkability used to be much competitive but now it's surprisingly good.
