Rent vs buy in University Place -what makes sense?

Random thought, My family moved here when I was a kid. Poverty rate is 6.4%, which is pretty low. Homes are going for about $578,100 on average. Crime rate is something to consider -University Place sits at 258.2 per 100K. You can expect to pay around $1,664 for rent here. The unemployment rate is 2.6%, which is pretty low. Property taxes are high but you get good services. Traffic can be rough during rush hour, no sugarcoating that. There's a growing tech scene which is exciting. There's a real sense of community in certain neighborhoods. People here are genuinely friendly, not just surface-level.

Pros:
- Great weather
- Good schools
- Easy commute
- Lots of new development
- Good healthcare facilities

Cons:
- Limited dining options
- Mosquitoes and humidity
- Limited cultural events
- Homelessness issues downtown
Does this match your experience? The school system varies a lot by neighborhood. The weather takes some getting used to. The school system varies a lot by neighborhood. It's changing fast -some good, some not so much. Cost of living is definitely rising, but still manageable. People here are genuinely friendly, not just surface-level. There's a growing tech scene which is exciting.

I've lived in Highland for about 15 years now, so I can give you a pretty detailed perspective.

it's exactly what I was looking for. When I first moved here from Baltimore, I was surprised by safety. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Nice parks and green spaces
- Decent public transit for the size
- The cultural scene scene is underrated

The downsides:
- Can feel isolated
- Far from beaches/mountains

Overall I'd rate it 8/10 for couples. Give it a chance - it might surprise you..

Renting here right now, paying about /mo for a 1-bedroom. it's not perfect but it works for me. Compared to Dallas it's excellent.

We moved here with our family and I love the pace of life here. Schools in Meadowbrook area are solid. Kids love it here.
