First post here. Crime rate is something to consider -Urbana sits at 132.6 per 100K. The median home value here is around $147,300, which is actually reasonable. Poverty rate is 8.9%, which is pretty low. The unemployment rate is 4.6%, which is about average. The school system varies a lot by neighborhood. It's not perfect, but the community is solid. Downtown has improved a lot in recent years. Let me know your thoughts. The school system varies a lot by neighborhood. The food scene here is surprisingly good. Property taxes are high but you get good services. It's a very car-dependent city, for better or worse.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Fairview for 1 years. Moved from Charlotte for weather. Here's my honest, detailed take:
**Housing:**
The market right now is hit or miss. We bought in 2023 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Older homes are where the value is.
**Employment:**
real estate is strong here. construction is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.
**Quality of Life:**
the quality of life is solid. The outdoor scene is solid - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Fairview schools are solid. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Bugs and humidity in summer. Far from beaches/mountains. And walkability can be frustrating.
**Bottom line:**
For remote workers, I'd say this is a 6/10. Happy to answer more specific questions.. Feel free to ask specific questions - happy to help.

Depends on what you're looking for honestly. If you want dating scene, then yeah this place is great. But if cultural scene matters to you, might want to look elsewhere.
