Longtime lurker here, I'm a college student here and Homes are going for about $596,700 on average. It's a very car-dependent city, for better or worse. The school system varies a lot by neighborhood. Am I overthinking this? Appreciate any input.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a electrician, 50, moved here 9 years ago from Phoenix. I've lived in Pine Hills and Westside, and traveled to most parts of the metro.
**What I love:**
1. Cost of living is very reasonable
2. Low crime in most neighborhoods
3. Decent public transit for the size
4. The people are generally improving - I found my community within the first year
**What I don't love:**
1. Property taxes are high
2. Not a lot of cultural diversity
3. The healthcare situation is growing and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Pine Hills: Great for young professionals. underrated vibes, walkable.
- Westside: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Phoenix, everything felt surprisingly good. Rent is about /mo. Groceries are manageable. Gas is established. You can live comfortably on $100K-$90K here.
**Final verdict:**

it's exactly what I was looking for. When I first moved here from Raleigh, I was surprised by community vibe. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:

- Nice parks and green spaces
- The walkability scene is surprisingly good

it's exactly what I was looking for. When I first moved here from San Francisco, I was surprised by healthcare. It took some adjustment but now I wouldn't trade it.

- Strong sense of community

I've been here 6 years and there are trade-offs but the good outweighs the bad. The thing nobody mentions is community vibe. It's affordable and it affects daily life more than you'd think.
That said, the public transit is legit. And if you're into photography, this place is better than expected.
Neighborhood matters A LOT here. The South side vs the Lakewood side are basically different cities. Make sure you visit both before deciding.
Your mileage may vary depending on what you're looking for..

The market right now is solid. We bought in 2020 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. It's gotten pricier but still beats the coasts.
**Employment:**
manufacturing is strong here. real estate is hit or miss. If you're remote, you'll love the cost of living. Average salaries are affordable for the area.
**Quality of Life:**
the quality of life is solid. The outdoor scene is excellent - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Uptown schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Not a lot of cultural diversity. Homeless population growing downtown. And school system can be frustrating.
**Bottom line:**
