Commute times in Valdosta -how bad?
I'm retired and Homes are going for about $165,300 on average. People here are genuinely friendly, not just surface-level.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a lawyer, 29, moved here 1 years ago from Houston. I've lived in Riverside and Old Town, and traveled to most parts of the metro.
**What I love:**
1. Great outdoor activities nearby
2. Lots of new development happening
3. Strong sense of community
4. The people are generally excellent - I found my community within the first year
**What I don't love:**
1. Rising rent and home prices
2. Urban sprawl is real
3. The safety situation is competitive and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Riverside: Great for retirees. hit or miss vibes, walkable.
- Old Town: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Houston, everything felt excellent. Rent is about /mo. Groceries are pricey. Gas is affordable. You can live comfortably on $90K-$100K here.

1. Traffic during rush hour is rough
2. Dating scene is rough
3. The walkability situation is established and doesn't seem to be improving
