Unpopular opinion about Valencia West

Hi all, I've been here for 7 years and It's a a small town city with about 13,834 people. Homes are going for about $276,000 on average. It's changing fast -some good, some not so much. What do you all think? Property taxes are high but you get good services. The food scene here is surprisingly good. Traffic can be rough during rush hour, no sugarcoating that.

Gonna give a different perspective here since most replies seem solid.

I've been here 8 years and I'm still on the fence after all this time. The thing nobody mentions is cost of living. It's manageable and it affects daily life more than you'd think.

That said, the walkability is legit. And if you're into fishing, this place is improving.

Neighborhood matters A LOT here. The Riverside side vs the Fairview side are basically different cities. Make sure you visit both before deciding.

It's not for everyone but it works for us..

Depends on what you're looking for honestly. If you want safety, then yeah this place is great. But if healthcare matters to you, might want to look elsewhere.
