Hello, I work in food service and Crime rate is something to consider — Vallejo sits at 845.5 per 100K. The median home value here is around $557,500, which is pretty steep. Traffic can be rough during rush hour, no sugarcoating that. Thoughts? Thanks!

I'm a physical therapist and I've found I wouldn't want to live anywhere else right now. The community is hit or miss and there's always something going on.

Great question. I'll try to be comprehensive here.
I'm a teacher who relocated here from LA about 4 years ago. The main reasons were quality of life and cost of living.
Pros I've experienced:
- Friendly community, easy to meet people
- Growing food and restaurant scene
- Nice parks and green spaces
Cons that are real:
- Not very walkable outside downtown
- Road conditions need improvement
Financially, we've found it decent compared to where we came from. The market is competitive but not impossible. Groceries are stable, gas is improving.
Socially, I love the pace of life here. Give it a chance - it might surprise you..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Pine Hills for 9 years. Moved from Seattle for weather. Here's my honest, detailed take:
**Housing:**
The market right now is tough. We bought in 2020 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Older homes are where the value is.
**Employment:**
government is strong here. education is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.
**Quality of Life:**
I'm still on the fence after all this time. The outdoor scene is solid - we have state parks within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are tough. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Road conditions need improvement. Limited entertainment options. And safety can be frustrating.
**Bottom line:**
For couples, I'd say this is a 8/10. Your mileage may vary depending on what you're looking for.. Feel free to ask specific questions - happy to help.
