Best neighborhoods in Valley Center

Not sure if this has been asked before, but My partner and I are Household incomes average around $73,480 in Valley Center. Median household income is $73,480, which feels about average for the area. Cost of living is definitely rising, but still manageable. Thoughts? The suburbs are where most families end up. It's changing fast -some good, some not so much.

Public transit is tough here. You'll probably need a car for most things. it's improved dramatically in recent years.
