Why I chose Valley Park over bigger cities

First post here. Been living here since 2014. The median home value here is around $232,900, which is actually reasonable. With a population of 6,817, Valley Park is a small town. The weather takes some getting used to. It's not perfect, but the community is solid. Honestly, I think it's a great place if you know where to look. Is this normal for Valley Park? Any help is appreciated. The city has invested a lot in new development. Night life is decent if you know the right spots. It's a very car-dependent city, for better or worse. It's not perfect, but the community is solid. Cost of living is definitely rising, but still manageable. People here are genuinely friendly, not just surface-level. The school system varies a lot by neighborhood. The suburbs are where most families end up. Cost of living is definitely rising, but still manageable. I've lived in Pine Hills for about 8 years now, so I can give you a pretty detailed perspective.

it's exactly what I was looking for. When I first moved here from Raleigh, I was surprised by healthcare. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Decent public transit for the size
- Good internet infrastructure
- The food scene scene is underrated

The downsides:
- Limited entertainment options
- Far from beaches/mountains

Overall I'd rate it 8/10 for singles. Would recommend to anyone considering it..

Great question. I'll try to be comprehensive here.

I'm a lawyer who relocated here from Austin about 14 years ago. The main reasons were school and cost of living.

Pros I've experienced:
- Growing food and restaurant scene
- Good healthcare facilities
- Affordable housing options

Cons that are real:
- Urban sprawl is real
- Dating scene is rough

Financially, we've found it pretty good compared to where we came from. Lots of new construction which should help. Groceries are competitive, gas is hit or miss.

Socially, it's been a really good experience overall. No regrets on my end..

I've been here 9 years and I love the pace of life here. The thing nobody mentions is public transit. It's manageable and it affects daily life more than you'd think.

That said, the job market is legit. And if you're into running, this place is pretty good.

Neighborhood matters A LOT here. The Eastside side vs the Meadowbrook side are basically different cities. Make sure you visit both before deciding.

It's not for everyone but it works for us..

**Housing:**
The market right now is tough. We bought in 2018 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Buying is tough right now, renting is more reasonable.

**Employment:**
construction is strong here. manufacturing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are stable for the area.

**Quality of Life:**
I genuinely enjoy living here. The outdoor scene is excellent - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Greenfield schools are average. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Road conditions need improvement. And public transit can be frustrating.

**Bottom line:**

Real talk - this place is not for everyone, and I think that's OK.

If you value healthcare, you'll love it. The walkability is genuinely improving and I've found I love the pace of life here. My neighborhood (Cedar Grove) is growing and I feel safe walking around at night.

But if you're coming from Denver, be prepared for the culture shock. school system is completely different here. And Winters are long and cold.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
