Cheapest neighborhoods in Valrico?

Not sure if this has been asked before, but Rent is about $1,698/month for a decent place. Public transit needs a lot of work honestly. Am I overthinking this? Cheers. The school system varies a lot by neighborhood. The city has invested a lot in new development.

Used to live on the Old Town side, now on the The Heights side. Completely different vibe. it's been a really good experience overall.
