Cheapest neighborhoods in Van Buren?

I'm a remote worker and The median home value here is around $178,000, which is actually reasonable. The unemployment rate is 4.4%, which is about average. I'd say it's better for families than young singles. Downtown has improved a lot in recent years. Property taxes are high but you get good services. Am I overthinking this? From a safety perspective, it really depends on the area. Some neighborhoods are tough, others not so much. Do your research on specific streets.

Public transit is underrated here. You'll probably need a car for most things. I genuinely enjoy living here.
