What's it really like living in Vance?

Anyone else feel this way? I'm a remote worker and Average temperature is around 64--F, so the weather is moderate. The median home value here is around $208,600, which is actually reasonable. Crime rate is something to consider -Vance sits at 392.4 per 100K. It's a a small town city with about 1,822 people. Cost of living is definitely rising, but still manageable. The parks and outdoor areas are a huge plus. Any advice would be great. Night life is decent if you know the right spots.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a pharmacist, 56, moved here 15 years ago from Baltimore. I've lived in Meadowbrook and The Heights, and traveled to most parts of the metro.

**What I love:**
1. Great outdoor activities nearby
2. Lots of new development happening
3. Active local events and festivals
4. The people are generally tough - I found my community within the first year

**What I don't love:**
1. Property taxes are high
2. Dating scene is rough
3. The public transit situation is stable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Meadowbrook: Great for singles. better than expected vibes, walkable.
- The Heights: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Baltimore, everything felt pretty good. Rent is about /mo. Groceries are competitive. Gas is manageable. You can live comfortably on $90K-$150K here.

**Final verdict:**
Give it a chance - it might surprise you.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Used to live on the Greenfield side, now on the Midtown side. Completely different vibe. it's improved dramatically in recent years.
