Rent vs buy in Vancouver — what makes sense?

Anyone else feel this way? Homes are going for about $440,300 on average. With a population of 193K, Vancouver is a mid-size city. Household incomes average around $78,156 in Vancouver. Crime rate is something to consider — Vancouver sits at 480.5 per 100K. Public transit needs a lot of work honestly. It's changing fast — some good, some not so much. There's a growing tech scene which is exciting. Cost of living is definitely rising, but still manageable.

Pros:

- Walkable downtown
- Good internet infrastructure
- Plenty of shopping options

Cons:
- Traffic can be terrible
- Poor road conditions
- Mosquitoes and humidity
- Far from major airports
- Chain restaurants dominate
What are your go-to spots? It's changing fast — some good, some not so much. The weather takes some getting used to. There's a real sense of community in certain neighborhoods. From a safety perspective, it really depends on the area. Some neighborhoods are better than expected, others not so much. Do your research on specific streets.

Moved here from Miami about 8 years ago. it's not perfect but it works for me. Still getting used to community vibe but Give it a chance - it might surprise you..

Bought a house here in 2015 and I'm still on the fence after all this time. Property values have gone about the same since then.

Gonna give a different perspective here since most replies seem pretty good.

I've been here 10 years and there are trade-offs but the good outweighs the bad. The thing nobody mentions is cultural scene. It's affordable and it affects daily life more than you'd think.

That said, the traffic is legit. And if you're into skiing, this place is hit or miss.

Neighborhood matters A LOT here. The West side vs the Fairview side are basically different cities. Make sure you visit both before deciding.

It's not for everyone but it works for us..

I've lived in Uptown for about 15 years now, so I can give you a pretty detailed perspective.

I wouldn't want to live anywhere else right now. When I first moved here from Atlanta, I was surprised by healthcare. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Friendly community, easy to meet people
- Low crime in most neighborhoods
- The cost of living scene is solid

The downsides:
- Can feel isolated
- Homeless population growing downtown

Overall I'd rate it 6/10 for retirees. Good luck with whatever you decide..
