Hey everyone, Born and raised here. The median home value here is around $440,300, which is pretty steep. It's a a mid-size city city with about 193K people. Average temperature is around 53°F, so expect cold winters. Crime rate is something to consider — Vancouver sits at 480.5 per 100K. The city has invested a lot in new development. There's a real sense of community in certain neighborhoods. The suburbs are where most families end up. Night life is decent if you know the right spots.

Pros:

- Active local events

Cons:
- Traffic can be terrible
- Sprawl everywhere
- Poor road conditions

Am I wrong here? The suburbs are where most families end up. People here are genuinely friendly, not just surface-level. It's a very car-dependent city, for better or worse. The parks and outdoor areas are a huge plus. There's a real sense of community in certain neighborhoods. Public transit needs a lot of work honestly.
