So, Homes are going for about $193,200 on average. It's a a smaller city city with about 65,514 people. Median household income is $68,233, which feels about average for the area. Poverty rate is 14.7%, which is around average. The weather takes some getting used to. The parks and outdoor areas are a huge plus. Traffic can be rough during rush hour, no sugarcoating that. Am I wrong here? Thanks! People here are genuinely friendly, not just surface-level. It's not perfect, but the community is solid. The suburbs are where most families end up. The school system varies a lot by neighborhood. Public transit needs a lot of work honestly. The parks and outdoor areas are a huge plus. Property taxes are high but you get good services. Honestly, I think it's a great place if you know where to look. It's a very car-dependent city, for better or worse. The suburbs are where most families end up. It's not perfect, but the community is solid.

Weather-wise, the summers are underrated and winters are stable. You get used to it after the first year.

Great question. I'll try to be comprehensive here.

I'm a electrician who relocated here from Austin about 13 years ago. The main reasons were a job opportunity and weather.

Pros I've experienced:
- Cost of living is very reasonable
- Good schools in most areas
- Lots of new development happening

Cons that are real:
- Summers can be brutally hot
- Road conditions need improvement

Financially, we've found it underrated compared to where we came from. Lots of new construction which should help. Groceries are wild, gas is improving.

Socially, it exceeded my expectations. Definitely worth checking out..

Bought a house here in 2020 and there are trade-offs but the good outweighs the bad. Property values have gone up significantly since then.
