Things Villa Park needs to improve

Crime rate is something to consider -Villa Park sits at 157.0 per 100K. Median household income is $94,698, which feels pretty solid for the area. It's a a small town city with about 22,456 people. The suburbs are where most families end up. People here are genuinely friendly, not just surface-level. I'd say it's better for families than young singles.

Pros:
- Friendly people
- Good schools
- Easy commute
- Lots of new development
- Walkable downtown

Cons:
- Sprawl everywhere
- Poor road conditions
- Mosquitoes and humidity
Any advice would be great. Honestly, I think it's a great place if you know where to look. Downtown has improved a lot in recent years. There's a real sense of community in certain neighborhoods. It's changing fast -some good, some not so much. Property taxes are high but you get good services. It's a very car-dependent city, for better or worse. I've been living here for 6 years and I'd say I genuinely enjoy living here. The food scene is tough compared to other places I've lived. Overall Hope this helps!.

OK so I've been meaning to write this for a while. I moved here 13 years ago from Denver and here's my honest breakdown:

Housing: Lots of new construction which should help. We're paying /mo for a 2-bed in Riverside. It's decent for what you get.

Jobs: The market is wild right now, especially in real estate. If you're in legal you might struggle.

People: Generally excellent. It took about 9 months to build a solid friend group.

Food: improving. Tons of options if you like Korean.

Hope this helps!.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in West for 3 years. Moved from Chicago for my partner's job. Here's my honest, detailed take:

**Housing:**
The market right now is improving. We bought in 2023 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Lots of new construction which should help.

**Employment:**
healthcare is strong here. government is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.

**Quality of Life:**
it's not perfect but it works for me. The outdoor scene is excellent - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. West schools are solid. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Chain restaurants dominate. Far from beaches/mountains. And outdoor recreation can be frustrating.

**Bottom line:**
For families, I'd say this is a 8/10. No regrets on my end.. Feel free to ask specific questions - happy to help.
