Vineland housing prices -when will it stop?

I'm a college student here and It's a a smaller city city with about 60,692 people. Crime rate is something to consider -Vineland sits at 352.5 per 100K. You can expect to pay around $1,207 for rent here. Rent is about $1,207/month for a decent place. The school system varies a lot by neighborhood. The suburbs are where most families end up. I'd say it's better for families than young singles. Should I be concerned? Traffic can be rough during rush hour, no sugarcoating that. Downtown has improved a lot in recent years. Property taxes are high but you get good services. It's a very car-dependent city, for better or worse. People here are genuinely friendly, not just surface-level. The suburbs are where most families end up.

Public transit is pretty good here. You'll probably need a car for most things. it's not perfect but it works for me.
