Is Vinings getting better or worse?

Random thought, I'm a 34-year-old nurse and Homes are going for about $551,700 on average. Rent is about $1,761/month for a decent place. Public transit needs a lot of work honestly. Should I be concerned? Traffic can be rough during rush hour, no sugarcoating that. People here are genuinely friendly, not just surface-level.
