Hi all, Rent is about $842/month for a decent place. The median home value here is around $92,200, which is actually reasonable. Median household income is $41,140, which feels on the lower side for the area. Homes are going for about $92,200 on average. Downtown has improved a lot in recent years. Public transit needs a lot of work honestly. It's not perfect, but the community is solid. What are your go-to spots? Property taxes are high but you get good services. It's a very car-dependent city, for better or worse. Honestly, I think it's a great place if you know where to look. Cost of living is definitely rising, but still manageable. Night life is decent if you know the right spots. Traffic can be rough during rush hour, no sugarcoating that. Downtown has improved a lot in recent years.

Real talk - this place is not for everyone, and I think that's OK.
If you value job market, you'll love it. The public transit is genuinely challenging and I've found there are trade-offs but the good outweighs the bad. My neighborhood (Downtown) is established and I feel safe walking around at night.
But if you're coming from Salt Lake City, be prepared for the culture shock. healthcare is completely different here. And Winters are long and cold.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Gonna give a different perspective here since most replies seem decent.
I've been here 13 years and it exceeded my expectations. The thing nobody mentions is outdoor recreation. It's affordable and it affects daily life more than you'd think.
That said, the community vibe is legit. And if you're into golfing, this place is average.
Neighborhood matters A LOT here. The North side vs the South side are basically different cities. Make sure you visit both before deciding.
Definitely worth checking out..

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a physical therapist, 32, moved here 3 years ago from Nashville. I've lived in Riverside and Meadowbrook, and traveled to most parts of the metro.
**What I love:**
1. Low crime in most neighborhoods
2. Lots of new development happening
3. Affordable housing options
4. The people are generally surprisingly good - I found my community within the first year
**What I don't love:**
1. Rising rent and home prices
2. Chain restaurants dominate
3. The school system situation is growing and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Riverside: Great for singles. underrated vibes, walkable.
- Meadowbrook: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Nashville, everything felt solid. Rent is about /mo. Groceries are growing. Gas is wild. You can live comfortably on $40K-$80K here.
**Final verdict:**
