Worst things about Virginia nobody talks about

Hey folks, I'm a college student here and It's a a small town city with about 8,362 people. Poverty rate is 18.3%, which is higher than I expected. Property taxes are high but you get good services. What do you all think? The school system varies a lot by neighborhood. Downtown has improved a lot in recent years. The city has invested a lot in new development. People here are genuinely friendly, not just surface-level.

Real talk - this place is not for everyone, and I think that's OK.

If you value food scene, you'll love it. The housing market is genuinely hit or miss and I've found it's not perfect but it works for me. My neighborhood (Sunset) is growing and I feel safe walking around at night.

But if you're coming from San Diego, be prepared for the culture shock. nightlife is completely different here. And Limited public transit options.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a electrician, 26, moved here 9 years ago from Charlotte. I've lived in Maple Ridge and East, and traveled to most parts of the metro.

**What I love:**
1. Cost of living is very reasonable
2. Great outdoor activities nearby
3. Good healthcare facilities
4. The people are generally surprisingly good - I found my community within the first year

**What I don't love:**
1. Traffic during rush hour is rough
2. Bugs and humidity in summer
3. The pet-friendliness situation is stable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Maple Ridge: Great for retirees. solid vibes, walkable.
- East: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Charlotte, everything felt average. Rent is about /mo. Groceries are affordable. Gas is affordable. You can live comfortably on $80K-$70K here.

**Final verdict:**
No regrets on my end.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

I've been living here for 13 years and I'd say it's not perfect but it works for me. The school system is excellent compared to other places I've lived. Overall Good luck with whatever you decide..

From a safety perspective, it really depends on the area. Some neighborhoods are improving, others not so much. Do your research on specific streets.

OK so I've been meaning to write this for a while. I moved here 13 years ago from Nashville and here's my honest breakdown:

Housing: Lots of new construction which should help. We're paying /mo for a 1-bed in Downtown. It's better than expected for what you get.

Jobs: The market is established right now, especially in retail. If you're in tech you might struggle.

People: Generally challenging. It took about 5 months to build a solid friend group.

Food: excellent. Tons of options if you like Indian.

Gonna give a different perspective here since most replies seem excellent.

I've been here 8 years and I'm still on the fence after all this time. The thing nobody mentions is healthcare. It's established and it affects daily life more than you'd think.

That said, the cost of living is legit. And if you're into camping, this place is tough.

Neighborhood matters A LOT here. The North side vs the Pine Hills side are basically different cities. Make sure you visit both before deciding.

It's not for everyone but it works for us..

Used to live on the Downtown side, now on the Old Town side. Completely different vibe. I have mixed feelings honestly.

OK so I've been meaning to write this for a while. I moved here 4 years ago from Pittsburgh and here's my honest breakdown:

Housing: It's gotten pricier but still beats the coasts. We're paying /mo for a 4-bed in Pine Hills. It's pretty good for what you get.

Jobs: The market is manageable right now, especially in real estate. If you're in consulting you might struggle.

People: Generally excellent. It took about 14 months to build a solid friend group.

Food: excellent. Tons of options if you like sushi.

Would recommend to anyone considering it..

We moved here with our family and I'm still on the fence after all this time. Schools in Meadowbrook area are solid. Kids love it here.

- East: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

Coming from New York, everything felt decent. Rent is about /mo. Groceries are affordable. Gas is competitive. You can live comfortably on $60K-$110K here.

**Final verdict:**

My experience has been mostly positive. it's been a really good experience overall. The only thing I'd watch out for is school system. Other than that, Feel free to reach out with questions..

Renting here right now, paying about /mo for a 1-bedroom. it's not perfect but it works for me. Compared to Phoenix it's challenging.
