Rent prices in Visalia getting crazy

Anyone else noticing rent going up fast in Visalia? Over the last year, I feel like prices went up at least 10-15%. I'm paying $1397 for a 2BR which feels okay for the area.

Are there any neighborhoods that are still affordable? Thinking about moving to a cheaper area.

Rent tip: look for places in January-February. Prices drop and there's more availability.

If you can afford it, Midtown is the best place to live. Period.

Weather is the biggest factor for us. Four seasons are nice, not too extreme either way.

For families, I'd recommend looking at Pine Grove. Schools are rated well and it's quiet.

Downtown is overrated and overpriced. The suburbs offer way better value.
