OK so With a population of 98,646, Vista is a smaller city. Household incomes average around $91,854 in Vista. Cost of living is definitely rising, but still manageable. Downtown has improved a lot in recent years. Should I be concerned? Property taxes are high but you get good services. It's a very car-dependent city, for better or worse. There's a growing tech scene which is exciting.

I'm a electrician who relocated here from Dallas about 5 years ago. The main reasons were a fresh start and my partner's job.
Pros I've experienced:
- Friendly community, easy to meet people
- Lots of new development happening
- Good airport with direct flights
Cons that are real:
- Traffic during rush hour is rough
- Property taxes are high
Financially, we've found it tough compared to where we came from. Older homes are where the value is. Groceries are developing, gas is challenging.
Socially, it's not perfect but it works for me. Give it a chance - it might surprise you..

Real talk - this place is not for everyone, and I think that's OK.
If you value pet-friendliness, you'll love it. The outdoor recreation is genuinely solid and I've found there are trade-offs but the good outweighs the bad. My neighborhood (Downtown) is growing and I feel safe walking around at night.
But if you're coming from Houston, be prepared for the culture shock. school system is completely different here. And Limited high-paying job options.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Gonna give a different perspective here since most replies seem average.
I've been here 14 years and it's been a really good experience overall. The thing nobody mentions is cost of living. It's reasonable and it affects daily life more than you'd think.
That said, the housing market is legit. And if you're into rock climbing, this place is excellent.
Neighborhood matters A LOT here. The Lakewood side vs the Downtown side are basically different cities. Make sure you visit both before deciding.
Would recommend to anyone considering it..

it was the best decision I ever made. When I first moved here from Chicago, I was surprised by healthcare. It took some adjustment but now I wouldn't trade it.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Old Town for 14 years. Moved from Charlotte for work. Here's my honest, detailed take:
**Housing:**
The market right now is better than expected. We bought in 2019 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 2-bed in a safe area. If you look outside the main areas you can find deals.
**Employment:**
healthcare is strong here. hospitality is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.
**Quality of Life:**
I wouldn't want to live anywhere else right now. The outdoor scene is better than expected - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Old Town schools are tough. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Winters are long and cold. Limited shopping options. And community vibe can be frustrating.

Background: I'm a marketing manager, 34, moved here 9 years ago from Portland. I've lived in Sunset and Downtown, and traveled to most parts of the metro.
**What I love:**
1. Friendly community, easy to meet people
2. Growing food and restaurant scene
3. Good healthcare facilities
4. The people are generally excellent - I found my community within the first year
**What I don't love:**
1. Winters are long and cold
2. Urban sprawl is real
3. The outdoor recreation situation is affordable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Sunset: Great for remote workers. hit or miss vibes, walkable.
- Downtown: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
