Top 5 things I love about Waco

Curious what people think. The median home value here is around $199,600, which is actually reasonable. With a population of 142K, Waco is a mid-size city. Poverty rate is 15.2%, which is higher than I expected. Traffic can be rough during rush hour, no sugarcoating that. It's a very car-dependent city, for better or worse. There's a growing tech scene which is exciting. The weather takes some getting used to. It's changing fast — some good, some not so much.

Pros:
- Affordable cost of living
- Friendly people
- Strong sense of community
- Walkable downtown
- Active local events

Cons:
- Hot summers
- Limited nightlife
- Boring for young people
What would you do? The school system varies a lot by neighborhood. The food scene here is surprisingly good. Night life is decent if you know the right spots. Downtown has improved a lot in recent years. Property taxes are high but you get good services. It's a very car-dependent city, for better or worse. The parks and outdoor areas are a huge plus. Cost of living is definitely rising, but still manageable. It's not perfect, but the community is solid. Night life is decent if you know the right spots.

Gonna give a different perspective here since most replies seem average.

I've been here 1 years and the quality of life is solid. The thing nobody mentions is healthcare. It's pricey and it affects daily life more than you'd think.

That said, the weather is legit. And if you're into camping, this place is underrated.

Neighborhood matters A LOT here. The Meadowbrook side vs the Cedar Grove side are basically different cities. Make sure you visit both before deciding.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in East for 15 years. Moved from Pittsburgh for school. Here's my honest, detailed take:

**Housing:**
The market right now is hit or miss. We bought in 2020 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. If you look outside the main areas you can find deals.

**Employment:**
construction is strong here. construction is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.

**Quality of Life:**
the quality of life is solid. The outdoor scene is better than expected - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. East schools are challenging. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Far from beaches/mountains. And job market can be frustrating.

**Bottom line:**

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a real estate agent, 43, moved here 9 years ago from Seattle. I've lived in Fairview and Old Town, and traveled to most parts of the metro.

**What I love:**
1. Cost of living is very reasonable
2. Growing food and restaurant scene
3. Good schools in most areas
4. The people are generally tough - I found my community within the first year

**What I don't love:**
1. Rising rent and home prices
2. Far from beaches/mountains
3. The weather situation is wild and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Fairview: Great for remote workers. decent vibes, walkable.
- Old Town: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Seattle, everything felt average. Rent is about /mo. Groceries are competitive. Gas is established. You can live comfortably on $40K-$130K here.

**Final verdict:**

I've been here 13 years and it was the best decision I ever made. The thing nobody mentions is walkability. It's developing and it affects daily life more than you'd think.

That said, the dating scene is legit. And if you're into running, this place is tough.

Neighborhood matters A LOT here. The Highland side vs the West side are basically different cities. Make sure you visit both before deciding.
