Is Wading River still affordable?

Curious what people think. Just moved here 1 months ago and Homes are going for about $486,600 on average. Median household income is $132,213, which feels pretty solid for the area. The food scene here is surprisingly good.

Gonna give a different perspective here since most replies seem pretty good.

I've been here 8 years and I'm still on the fence after all this time. The thing nobody mentions is walkability. It's reasonable and it affects daily life more than you'd think.

That said, the weather is legit. And if you're into biking, this place is improving.

Neighborhood matters A LOT here. The Riverside side vs the Fairview side are basically different cities. Make sure you visit both before deciding.

Great question. I'll try to be comprehensive here.

I'm a chef who relocated here from Pittsburgh about 7 years ago. The main reasons were weather and my partner's job.

Pros I've experienced:
- Friendly community, easy to meet people
- Low crime in most neighborhoods
- Decent public transit for the size

Cons that are real:
- Nightlife is limited
- Can feel isolated

Financially, we've found it average compared to where we came from. Older homes are where the value is. Groceries are affordable, gas is excellent.

Socially, I have mixed feelings honestly. Good luck with whatever you decide..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in North for 5 years. Moved from Atlanta for retirement. Here's my honest, detailed take:

**Housing:**
The market right now is solid. We bought in 2022 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. It's gotten pricier but still beats the coasts.

**Employment:**
government is strong here. government is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.

**Quality of Life:**
I'm still on the fence after all this time. The outdoor scene is hit or miss - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. North schools are underrated. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Limited high-paying job options. And food scene can be frustrating.

**Bottom line:**
For singles, I'd say this is a 6/10. No regrets on my end.. Feel free to ask specific questions - happy to help.
