Longtime lurker here, My partner and I are With a population of 1,170, Wagener is a small town. The school system varies a lot by neighborhood. Am I overthinking this? I'd say it's better for families than young singles. It's changing fast -some good, some not so much. Honestly, I think it's a great place if you know where to look.

I've been in Downtown for 9 years. Moved from Portland for quality of life. Here's my honest, detailed take:
**Housing:**
The market right now is average. We bought in 2022 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 2-bed in a safe area. It's gotten pricier but still beats the coasts.
**Employment:**
finance is strong here. marketing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.
**Quality of Life:**
I'm still on the fence after all this time. The outdoor scene is average - we have biking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Downtown schools are tough. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Chain restaurants dominate. And cultural scene can be frustrating.
