Thinking about relocating to Wailua Homesteads from Nashville
I'm a teacher here and Homes are going for about $898,300 on average. Rent is about $2,052/month for a decent place. The parks and outdoor areas are a huge plus. Traffic can be rough during rush hour, no sugarcoating that. Thanks in advance! Honestly, I think it's a great place if you know where to look.

The food scene here is pretty good. Tons of great Italian places. there are trade-offs but the good outweighs the bad.

Gonna give a different perspective here since most replies seem decent.
I've been here 6 years and the quality of life is solid. The thing nobody mentions is pet-friendliness. It's competitive and it affects daily life more than you'd think.
That said, the pet-friendliness is legit. And if you're into surfing, this place is hit or miss.
Neighborhood matters A LOT here. The Highland side vs the Fairview side are basically different cities. Make sure you visit both before deciding.
No regrets on my end..

Background: I'm a writer, 28, moved here 10 years ago from Dallas. I've lived in Cedar Grove and Highland, and traveled to most parts of the metro.
**What I love:**
1. Strong job market in several industries
2. Lots of new development happening
3. Affordable housing options
4. The people are generally improving - I found my community within the first year
**What I don't love:**
1. Limited entertainment options
2. Bugs and humidity in summer
3. The community vibe situation is established and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Cedar Grove: Great for young professionals. average vibes, walkable.
- Highland: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Dallas, everything felt better than expected. Rent is about /mo. Groceries are stable. Gas is manageable. You can live comfortably on $40K-$150K here.
**Final verdict:**

I've been in Fairview for 4 years. Moved from Miami for a fresh start. Here's my honest, detailed take:
**Housing:**
The market right now is underrated. We bought in 2017 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 4-bed in a safe area. The market is competitive but not impossible.
**Employment:**
government is strong here. consulting is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.
**Quality of Life:**
I genuinely enjoy living here. The outdoor scene is challenging - we have ski resorts within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Fairview schools are improving. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Winters are long and cold. Not very walkable outside downtown. And school system can be frustrating.
**Bottom line:**

I'm a project manager who relocated here from Baltimore about 2 years ago. The main reasons were my partner's job and weather.
Pros I've experienced:
- Decent public transit for the size
- Close to major attractions
- Diverse dining options
Cons that are real:
- Urban sprawl is real
- Homeless population growing downtown
Financially, we've found it better than expected compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are wild, gas is hit or miss.
