Planning a move to Waimalu -neighborhoods?

Anyone else feel this way? The median home value here is around $597,700, which is pretty steep. Poverty rate is 4.9%, which is pretty low. You can expect to pay around $1,892 for rent here. It's not perfect, but the community is solid. It's changing fast -some good, some not so much. The food scene here is surprisingly good. Would love some local perspective. The parks and outdoor areas are a huge plus. The city has invested a lot in new development. Night life is decent if you know the right spots. There's a growing tech scene which is exciting. OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a writer, 45, moved here 10 years ago from Atlanta. I've lived in North and Uptown, and traveled to most parts of the metro.

**What I love:**
1. Great outdoor activities nearby
2. Growing food and restaurant scene
3. Four distinct seasons
4. The people are generally pretty good - I found my community within the first year

**What I don't love:**
1. Summers can be brutally hot
2. Dating scene is rough
3. The nightlife situation is reasonable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- North: Great for remote workers. tough vibes, walkable.
- Uptown: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Atlanta, everything felt underrated. Rent is about /mo. Groceries are competitive. Gas is wild. You can live comfortably on $60K-$80K here.
