Housing market in Waimea CDP (Hawaii County) right now
You can expect to pay around $2,039 for rent here. Traffic can be rough during rush hour, no sugarcoating that. The suburbs are where most families end up. Am I overthinking this?

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Old Town for 10 years. Moved from Minneapolis for work. Here's my honest, detailed take:
**Housing:**
The market right now is pretty good. We bought in 2019 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Lots of new construction which should help.
**Employment:**
manufacturing is strong here. healthcare is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.
**Quality of Life:**
I love the pace of life here. The outdoor scene is better than expected - we have state parks within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Old Town schools are surprisingly good. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Winters are long and cold. Limited entertainment options. And safety can be frustrating.
**Bottom line:**

I've lived in Sunset for about 13 years now, so I can give you a pretty detailed perspective.
it's not perfect but it works for me. When I first moved here from Baltimore, I was surprised by job market. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Decent public transit for the size
- Close to major attractions
- The food scene scene is improving
The downsides:
- Limited public transit options
- Dating scene is rough

OK so I've been meaning to write this for a while. I moved here 13 years ago from Tampa and here's my honest breakdown:
Housing: It's gotten pricier but still beats the coasts. We're paying /mo for a 3-bed in Greenfield. It's decent for what you get.
Jobs: The market is manageable right now, especially in tech. If you're in marketing you might struggle.
People: Generally tough. It took about 8 months to build a solid friend group.
