Hi all, My family moved here when I was a kid. Crime rate is something to consider -Waimea CDP (Hawaii County) sits at 232.1 per 100K. Homes are going for about $652,900 on average. Cost of living is definitely rising, but still manageable. Worth the trade-offs?

I've been in Sunset for 6 years. Moved from Chicago for a job opportunity. Here's my honest, detailed take:
**Housing:**
The market right now is challenging. We bought in 2022 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. If you look outside the main areas you can find deals.
**Employment:**
engineering is strong here. construction is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.
**Quality of Life:**
the quality of life is solid. The outdoor scene is better than expected - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Sunset schools are improving. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Property taxes are high. Can feel isolated. And pet-friendliness can be frustrating.
**Bottom line:**

Background: I'm a pharmacist, 24, moved here 5 years ago from Atlanta. I've lived in Riverside and Oak Park, and traveled to most parts of the metro.
**What I love:**
1. Friendly community, easy to meet people
2. Lots of new development happening
3. Affordable housing options
4. The people are generally solid - I found my community within the first year
**What I don't love:**
1. Limited shopping options
2. Limited entertainment options
3. The outdoor recreation situation is stable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Riverside: Great for retirees. challenging vibes, walkable.
- Oak Park: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Atlanta, everything felt underrated. Rent is about /mo. Groceries are affordable. Gas is growing. You can live comfortably on $60K-$70K here.
