Great question. I'll try to be comprehensive here.
I'm a social worker who relocated here from Chicago about 15 years ago. The main reasons were a job opportunity and my partner's job.
Pros I've experienced:
- Good healthcare facilities
- Four distinct seasons
- Strong sense of community
Cons that are real:
- Summers can be brutally hot
- Property taxes are high
Financially, we've found it decent compared to where we came from. If you look outside the main areas you can find deals. Groceries are wild, gas is underrated.
Socially, I wouldn't want to live anywhere else right now. Happy to answer more specific questions..

Gonna give a different perspective here since most replies seem average.
I've been here 8 years and it's improved dramatically in recent years. The thing nobody mentions is nightlife. It's stable and it affects daily life more than you'd think.
That said, the cultural scene is legit. And if you're into surfing, this place is improving.
Neighborhood matters A LOT here. The South side vs the West side are basically different cities. Make sure you visit both before deciding.

I've been in Sunset for 10 years. Moved from New York for my partner's job. Here's my honest, detailed take:
**Housing:**
The market right now is decent. We bought in 2020 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. It's gotten pricier but still beats the coasts.
**Employment:**
tech is strong here. consulting is hit or miss. If you're remote, you'll love the cost of living. Average salaries are competitive for the area.
**Quality of Life:**
I have mixed feelings honestly. The outdoor scene is better than expected - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Sunset schools are average. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Winters are long and cold. Limited entertainment options. And nightlife can be frustrating.

Background: I'm a physical therapist, 47, moved here 4 years ago from Houston. I've lived in Maple Ridge and Sunset, and traveled to most parts of the metro.
**What I love:**
1. Low crime in most neighborhoods
2. Good healthcare facilities
3. Strong sense of community
4. The people are generally improving - I found my community within the first year
**What I don't love:**
1. Rising rent and home prices
2. Far from beaches/mountains
3. The food scene situation is growing and doesn't seem to be improving
**Neighborhoods I'd recommend:**

**Neighborhoods I'd avoid:**
