Affordable areas near Walla Walla?

Longtime lurker here, I'm a 32-year-old contractor and Homes are going for about $356,600 on average. You can expect to pay around $1,176 for rent here. There's a growing tech scene which is exciting. Am I overthinking this? TIA!

Hot take but I'm still on the fence after all this time. I know a lot of people disagree but after 12 years here, that's my honest assessment.
