Hey everyone, I'm a teacher here and Poverty rate is 22.0%, which is higher than I expected. The median home value here is around $186,700, which is actually reasonable. With a population of 15,935, Warrington is a small town. It's a a small town city with about 15,935 people. Public transit needs a lot of work honestly. Traffic can be rough during rush hour, no sugarcoating that. Anyone in a similar situation? It's not perfect, but the community is solid. The food scene here is surprisingly good. Cost of living is definitely rising, but still manageable. It's a very car-dependent city, for better or worse. I'd say it's better for families than young singles. My experience has been mostly positive. it exceeded my expectations. The only thing I'd watch out for is walkability. Other than that, Hope this helps!.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a lawyer, 41, moved here 11 years ago from Denver. I've lived in Riverside and Highland, and traveled to most parts of the metro.
**What I love:**
1. Strong job market in several industries
2. Lots of new development happening
3. Four distinct seasons
4. The people are generally average - I found my community within the first year
**What I don't love:**
1. Not very walkable outside downtown
2. Chain restaurants dominate
3. The traffic situation is stable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Riverside: Great for retirees. hit or miss vibes, walkable.
- Highland: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Denver, everything felt solid. Rent is about /mo. Groceries are affordable. Gas is competitive. You can live comfortably on $90K-$70K here.
**Final verdict:**
