Hey, I'm a college student here and Average temperature is around 51--F, so expect cold winters. Homes are going for about $332,300 on average. Crime rate is something to consider -Washington Terrace sits at 142.5 per 100K. Poverty rate is 3.1%, which is pretty low. Cost of living is definitely rising, but still manageable. I'd say it's better for families than young singles. Honestly, I think it's a great place if you know where to look. The weather takes some getting used to. It's not perfect, but the community is solid.

OK so I've been meaning to write this for a while. I moved here 13 years ago from Salt Lake City and here's my honest breakdown:
Housing: Buying is tough right now, renting is more reasonable. We're paying /mo for a 3-bed in Sunset. It's challenging for what you get.
Jobs: The market is developing right now, especially in hospitality. If you're in healthcare you might struggle.
People: Generally hit or miss. It took about 4 months to build a solid friend group.
Food: decent. Tons of options if you like Mediterranean.

I'm a electrician who relocated here from Miami about 10 years ago. The main reasons were a job opportunity and a job opportunity.
Pros I've experienced:
- Friendly community, easy to meet people
- Nice parks and green spaces
- Diverse dining options
Cons that are real:
- Urban sprawl is real
- Not a lot of cultural diversity
Financially, we've found it surprisingly good compared to where we came from. The market is competitive but not impossible. Groceries are wild, gas is tough.

Financially, we've found it average compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are manageable, gas is improving.
Socially, I wouldn't want to live anywhere else right now. Would recommend to anyone considering it..
