Things Washington needs to improve

First post here. Median household income is $94,015, which feels pretty solid for the area. The median home value here is around $511,100, which is pretty steep. Crime rate is something to consider -Washington sits at 99.8 per 100K. There's a real sense of community in certain neighborhoods. The suburbs are where most families end up. It's not perfect, but the community is solid.

Pros:
- Affordable cost of living
- Low taxes
- Strong sense of community

Cons:
- Rising rent prices
- Not very walkable
- Poor road conditions
- Homelessness issues downtown
Let me know your thoughts. Traffic can be rough during rush hour, no sugarcoating that. People here are genuinely friendly, not just surface-level. Property taxes are high but you get good services. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Pine Hills for 15 years. Moved from Austin for family. Here's my honest, detailed take:

**Housing:**
The market right now is surprisingly good. We bought in 2017 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. If you look outside the main areas you can find deals.

**Employment:**
engineering is strong here. government is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.

**Quality of Life:**
I have mixed feelings honestly. The outdoor scene is improving - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are solid. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Chain restaurants dominate. Limited shopping options. And traffic can be frustrating.

**Bottom line:**

Bought a house here in 2018 and I genuinely enjoy living here. Property values have gone up a bit since then.
