Affordable areas near Washington?

Born and raised here. The unemployment rate is 3.9%, which is pretty low. Homes are going for about $207,500 on average. Cost of living is definitely rising, but still manageable. Great question. I'll try to be comprehensive here.

I'm a data analyst who relocated here from New York about 15 years ago. The main reasons were family and school.

Pros I've experienced:
- Strong job market in several industries
- Active local events and festivals
- Good airport with direct flights

Cons that are real:
- Road conditions need improvement
- Can feel isolated

Financially, we've found it underrated compared to where we came from. The market is competitive but not impossible. Groceries are growing, gas is hit or miss.

Socially, I'm still on the fence after all this time. Good luck with whatever you decide..
