Most overrated things about Watsonville

Hi all, Poverty rate is 12.8%, which is around average. Homes are going for about $657,700 on average. Cost of living is definitely rising, but still manageable. Night life is decent if you know the right spots. Anyone in a similar situation? The city has invested a lot in new development. The school system varies a lot by neighborhood. The suburbs are where most families end up. It's a very car-dependent city, for better or worse. There's a growing tech scene which is exciting. Traffic can be rough during rush hour, no sugarcoating that.

Hot take but it's improved dramatically in recent years. I know a lot of people disagree but after 13 years here, that's my honest assessment.

We moved here with our family and I genuinely enjoy living here. Schools in Downtown area are better than expected. Kids love it here.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a physical therapist, 42, moved here 1 years ago from Houston. I've lived in North and The Heights, and traveled to most parts of the metro.

**What I love:**
1. Affordable housing options
2. Strong sense of community
3. Lots of family-friendly activities
4. The people are generally tough - I found my community within the first year

**What I don't love:**
1. Rising rent and home prices
2. Urban sprawl is real
3. The traffic situation is affordable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- North: Great for retirees. improving vibes, walkable.
- The Heights: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Houston, everything felt surprisingly good. Rent is about /mo. Groceries are stable. Gas is manageable. You can live comfortably on $70K-$90K here.

Used to live on the Downtown side, now on the Springfield side. Completely different vibe. it's improved dramatically in recent years.
