So, You can expect to pay around $1,290 for rent here. The unemployment rate is 3.2%, which is pretty low. I'd say it's better for families than young singles. Honestly, I think it's a great place if you know where to look. What are your go-to spots? The city has invested a lot in new development. The food scene here is surprisingly good. Property taxes are high but you get good services. Traffic can be rough during rush hour, no sugarcoating that. Cost of living is definitely rising, but still manageable. It's a very car-dependent city, for better or worse. It's not perfect, but the community is solid. Property taxes are high but you get good services. It's changing fast -some good, some not so much.

I've lived in Highland for about 15 years now, so I can give you a pretty detailed perspective.
I genuinely enjoy living here. When I first moved here from New York, I was surprised by traffic. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Good healthcare facilities
- Strong job market in several industries
- The job market scene is challenging
The downsides:
- Not very walkable outside downtown
- Chain restaurants dominate
Overall I'd rate it 8/10 for couples. Happy to answer more specific questions..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Pine Hills for 4 years. Moved from New York for work. Here's my honest, detailed take:
**Housing:**
The market right now is tough. We bought in 2024 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Buying is tough right now, renting is more reasonable.
**Employment:**
consulting is strong here. legal is hit or miss. If you're remote, you'll love the cost of living. Average salaries are competitive for the area.
**Quality of Life:**
it's improved dramatically in recent years. The outdoor scene is tough - we have mountains within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are decent. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Urban sprawl is real. Limited high-paying job options. And healthcare can be frustrating.
**Bottom line:**
For couples, I'd say this is a 6/10. It's not for everyone but it works for us.. Feel free to ask specific questions - happy to help.

Great question. I'll try to be comprehensive here.
I'm a data analyst who relocated here from Portland about 12 years ago. The main reasons were quality of life and school.
Pros I've experienced:
- Lots of new development happening
- Good airport with direct flights
- Lots of family-friendly activities
Cons that are real:
- Homeless population growing downtown
- Bugs and humidity in summer
Financially, we've found it excellent compared to where we came from. If you look outside the main areas you can find deals. Groceries are established, gas is pretty good.
Socially, I genuinely enjoy living here. Definitely worth checking out..

I'd say the biggest thing people don't talk about is cost of living. it exceeded my expectations. Worth doing your research before committing.

Renting here right now, paying about /mo for a 4-bedroom. it's been a really good experience overall. Compared to San Diego it's underrated.
