Hi all, Been living here since 2017. The median home value here is around $201,200, which is actually reasonable. You can expect to pay around $1,085 for rent here. It's a very car-dependent city, for better or worse. It's not perfect, but the community is solid.

OK so I've been meaning to write this for a while. I moved here 3 years ago from Denver and here's my honest breakdown:
Housing: Lots of new construction which should help. We're paying /mo for a 2-bed in Fairview. It's tough for what you get.
Jobs: The market is growing right now, especially in government. If you're in hospitality you might struggle.
People: Generally average. It took about 3 months to build a solid friend group.
Food: tough. Tons of options if you like Thai.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a lawyer, 29, moved here 4 years ago from Denver. I've lived in Springfield and Maple Ridge, and traveled to most parts of the metro.
**What I love:**
1. Cost of living is very reasonable
2. Lots of new development happening
3. Good airport with direct flights
4. The people are generally solid - I found my community within the first year
**What I don't love:**
1. Limited shopping options
2. Far from beaches/mountains
3. The dating scene situation is established and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Springfield: Great for retirees. pretty good vibes, walkable.
- Maple Ridge: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Denver, everything felt better than expected. Rent is about /mo. Groceries are stable. Gas is growing. You can live comfortably on $100K-$100K here.
