Longtime lurker here, Been living here since 2005. Crime rate is something to consider -Wayne sits at 143.3 per 100K. With a population of 6,902, Wayne is a small town. The unemployment rate is 4.4%, which is about average. Downtown has improved a lot in recent years. The food scene here is surprisingly good. There's a growing tech scene which is exciting. Looking forward to hearing from you all. The city has invested a lot in new development. The school system varies a lot by neighborhood. Public transit needs a lot of work honestly. Property taxes are high but you get good services.

I've been here 13 years and it's improved dramatically in recent years. The thing nobody mentions is dating scene. It's wild and it affects daily life more than you'd think.

That said, the pet-friendliness is legit. And if you're into surfing, this place is decent.

Neighborhood matters A LOT here. The Westside side vs the Lakewood side are basically different cities. Make sure you visit both before deciding.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Old Town for 14 years. Moved from Charlotte for work. Here's my honest, detailed take:

**Housing:**
The market right now is better than expected. We bought in 2022 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Buying is tough right now, renting is more reasonable.

**Employment:**
tech is strong here. tech is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.

**Quality of Life:**
it's exactly what I was looking for. The outdoor scene is pretty good - we have biking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Old Town schools are excellent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Not a lot of cultural diversity. And public transit can be frustrating.

**Bottom line:**
