Worst things about Weatherford nobody talks about

Hey everyone, I'm a teacher here and Homes are going for about $285,000 on average. The median home value here is around $285,000, which seems about average. Poverty rate is 8.0%, which is pretty low. Crime rate is something to consider -Weatherford sits at 153.1 per 100K. Downtown has improved a lot in recent years. Cost of living is definitely rising, but still manageable. The city has invested a lot in new development. Am I wrong here? It's changing fast -some good, some not so much.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a accountant, 26, moved here 12 years ago from Miami. I've lived in Cedar Grove and West, and traveled to most parts of the metro.

**What I love:**
1. Low crime in most neighborhoods
2. Decent public transit for the size
3. Affordable housing options
4. The people are generally better than expected - I found my community within the first year

**What I don't love:**
1. Summers can be brutally hot
2. Not very walkable outside downtown
3. The housing market situation is manageable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Cedar Grove: Great for families. average vibes, walkable.
- West: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Miami, everything felt hit or miss. Rent is about /mo. Groceries are affordable. Gas is pricey. You can live comfortably on $50K-$150K here.

**Final verdict:**
