Is Webb City a good place to live?

Hey folks, I've been here for 6 years and The median home value here is around $156,200, which is actually reasonable. It's a a small town city with about 13,139 people. I'd say it's better for families than young singles. Traffic can be rough during rush hour, no sugarcoating that. Is this normal for Webb City? Thanks!

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a real estate agent, 42, moved here 11 years ago from Miami. I've lived in Fairview and Cedar Grove, and traveled to most parts of the metro.

**What I love:**
1. Decent public transit for the size
2. Active local events and festivals
3. Four distinct seasons
4. The people are generally better than expected - I found my community within the first year

**What I don't love:**
1. Traffic during rush hour is rough
2. Dating scene is rough
3. The weather situation is developing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Fairview: Great for retirees. better than expected vibes, walkable.
- Cedar Grove: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Miami, everything felt decent. Rent is about /mo. Groceries are reasonable. Gas is affordable. You can live comfortably on $60K-$120K here.

**Final verdict:**
No regrets on my end.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

If you're remote, this place is great for cost of living. there are trade-offs but the good outweighs the bad. Internet is excellent in most areas.

Came here for my partner's job and stayed because I love the pace of life here. The nightlife is honestly decent and I don't see that changing anytime soon.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Sunset for 5 years. Moved from LA for family. Here's my honest, detailed take:

**Housing:**
The market right now is tough. We bought in 2024 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 4-bed in a safe area. It's gotten pricier but still beats the coasts.

**Employment:**
engineering is strong here. tech is hit or miss. If you're remote, you'll love the cost of living. Average salaries are stable for the area.

**Quality of Life:**
I wouldn't want to live anywhere else right now. The outdoor scene is hit or miss - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Sunset schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Chain restaurants dominate. Limited entertainment options. And safety can be frustrating.

**Bottom line:**
For retirees, I'd say this is a 8/10. Feel free to reach out with questions.. Feel free to ask specific questions - happy to help.

Gonna give a different perspective here since most replies seem surprisingly good.

I've been here 1 years and it's exactly what I was looking for. The thing nobody mentions is public transit. It's competitive and it affects daily life more than you'd think.

That said, the cultural scene is legit. And if you're into running, this place is decent.

Neighborhood matters A LOT here. The Springfield side vs the Uptown side are basically different cities. Make sure you visit both before deciding.

Would recommend to anyone considering it..

We moved here with our family and I'm still on the fence after all this time. Schools in Maple Ridge area are excellent. Kids love it here.
