Rent vs buy in Wenatchee -what makes sense?

Hello, I grew up here but left for a while. Household incomes average around $70,000 in Wenatchee. The unemployment rate is 2.3%, which is pretty low. It's not perfect, but the community is solid. There's a real sense of community in certain neighborhoods. Let me know your thoughts. Honestly, I think it's a great place if you know where to look. It's a very car-dependent city, for better or worse. The weather takes some getting used to. Property taxes are high but you get good services. The school system varies a lot by neighborhood. The suburbs are where most families end up. It's changing fast -some good, some not so much. There's a growing tech scene which is exciting.

Used to live on the Uptown side, now on the East side. Completely different vibe. it's not perfect but it works for me.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a sales manager, 44, moved here 1 years ago from Minneapolis. I've lived in Greenfield and The Heights, and traveled to most parts of the metro.

**What I love:**
1. Low crime in most neighborhoods
2. Decent public transit for the size
3. Close to major attractions
4. The people are generally pretty good - I found my community within the first year

**What I don't love:**
1. Nightlife is limited
2. Property taxes are high
3. The public transit situation is established and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Greenfield: Great for remote workers. better than expected vibes, walkable.
- The Heights: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Minneapolis, everything felt surprisingly good. Rent is about /mo. Groceries are wild. Gas is established. You can live comfortably on $40K-$80K here.

**Final verdict:**
