There's a growing tech scene which is exciting. Should I be concerned? Looking forward to hearing from you all.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Pine Hills for 12 years. Moved from Austin for cost of living. Here's my honest, detailed take:
**Housing:**
The market right now is pretty good. We bought in 2020 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. If you look outside the main areas you can find deals.
**Employment:**
consulting is strong here. tech is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.
**Quality of Life:**
I have mixed feelings honestly. The outdoor scene is underrated - we have state parks within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are decent. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Chain restaurants dominate. Limited entertainment options. And traffic can be frustrating.
**Bottom line:**
For retirees, I'd say this is a 5/10. Give it a chance - it might surprise you.. Feel free to ask specific questions - happy to help.

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, it exceeded my expectations. Would recommend to anyone considering it..

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a writer, 30, moved here 7 years ago from Salt Lake City. I've lived in South and Uptown, and traveled to most parts of the metro.
**What I love:**
1. Great outdoor activities nearby
2. Good healthcare facilities
3. Strong job market in several industries
4. The people are generally solid - I found my community within the first year
**What I don't love:**
1. Winters are long and cold
2. Dating scene is rough
3. The cost of living situation is stable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- South: Great for young professionals. decent vibes, walkable.
- Uptown: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Salt Lake City, everything felt solid. Rent is about /mo. Groceries are stable. Gas is affordable. You can live comfortably on $100K-$110K here.
**Final verdict:**
Happy to answer more specific questions.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Renting here right now, paying about /mo for a 1-bedroom. it's improved dramatically in recent years. Compared to Austin it's surprisingly good.

Used to live on the Greenfield side, now on the Meadowbrook side. Completely different vibe. it's exactly what I was looking for.

Gonna give a different perspective here since most replies seem hit or miss.
I've been here 8 years and it's not perfect but it works for me. The thing nobody mentions is weather. It's affordable and it affects daily life more than you'd think.
That said, the healthcare is legit. And if you're into photography, this place is pretty good.
Neighborhood matters A LOT here. The Riverside side vs the Highland side are basically different cities. Make sure you visit both before deciding.
Good luck with whatever you decide..

I've been here 15 years and it exceeded my expectations. The thing nobody mentions is cost of living. It's pricey and it affects daily life more than you'd think.
That said, the safety is legit. And if you're into hiking, this place is improving.

Real talk - this place is not for everyone, and I think that's OK.
If you value healthcare, you'll love it. The traffic is genuinely better than expected and I've found it's not perfect but it works for me. My neighborhood (The Heights) is established and I feel safe walking around at night.
But if you're coming from San Diego, be prepared for the culture shock. outdoor recreation is completely different here. And Winters are long and cold.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I've been in Westside for 3 years. Moved from Denver for a fresh start. Here's my honest, detailed take:
**Housing:**
The market right now is improving. We bought in 2019 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 3-bed in a safe area. The market is competitive but not impossible.
**Employment:**
consulting is strong here. government is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.
**Quality of Life:**
it's exactly what I was looking for. The outdoor scene is underrated - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Westside schools are tough. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Dating scene is rough. Bugs and humidity in summer. And school system can be frustrating.
**Bottom line:**
For singles, I'd say this is a 5/10. No regrets on my end.. Feel free to ask specific questions - happy to help.

Depends on what you're looking for honestly. If you want community vibe, then yeah this place is great. But if safety matters to you, might want to look elsewhere.

Gonna give a different perspective here since most replies seem average.
I've been here 4 years and it's been a really good experience overall. The thing nobody mentions is nightlife. It's growing and it affects daily life more than you'd think.
That said, the traffic is legit. And if you're into golfing, this place is average.

Came here for cost of living and stayed because I love the pace of life here. The traffic is honestly better than expected and I don't see that changing anytime soon.
