First post here. I work in legal and Median household income is $107,004, which feels pretty solid for the area. With a population of 71,965, Wesley Chapel is a smaller city. Poverty rate is 5.9%, which is pretty low. The weather takes some getting used to. Downtown has improved a lot in recent years. Cost of living is definitely rising, but still manageable. Appreciate any input. Property taxes are high but you get good services. The suburbs are where most families end up. It's changing fast -some good, some not so much. OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a real estate agent, 36, moved here 4 years ago from Atlanta. I've lived in Lakewood and Maple Ridge, and traveled to most parts of the metro.
**What I love:**
1. Strong job market in several industries
2. Four distinct seasons
3. Close to major attractions
4. The people are generally excellent - I found my community within the first year
**What I don't love:**
1. Chain restaurants dominate
2. Road conditions need improvement
3. The public transit situation is growing and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Lakewood: Great for retirees. average vibes, walkable.
- Maple Ridge: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Atlanta, everything felt average. Rent is about /mo. Groceries are pricey. Gas is competitive. You can live comfortably on $60K-$120K here.

I'm a pharmacist who relocated here from Raleigh about 2 years ago. The main reasons were quality of life and my partner's job.
Pros I've experienced:
- Great outdoor activities nearby
- Diverse dining options
- Strong sense of community
Cons that are real:
- Not a lot of cultural diversity
- Homeless population growing downtown
Financially, we've found it surprisingly good compared to where we came from. The market is competitive but not impossible. Groceries are pricey, gas is solid.
Socially, it exceeded my expectations. No regrets on my end..
