Alright, I've been here for 3 years and Poverty rate is 4.8%, which is pretty low. The median home value here is around $244,500, which is actually reasonable. Homes are going for about $244,500 on average. Household incomes average around $75,043 in West Bend. The parks and outdoor areas are a huge plus. The school system varies a lot by neighborhood. Public transit needs a lot of work honestly. Downtown has improved a lot in recent years. TIA! Property taxes are high but you get good services. Cost of living is definitely rising, but still manageable. The suburbs are where most families end up. It's a very car-dependent city, for better or worse. It's changing fast -some good, some not so much. Property taxes are high but you get good services. Public transit needs a lot of work honestly. The parks and outdoor areas are a huge plus. Traffic can be rough during rush hour, no sugarcoating that. I'd say it's better for families than young singles. The city has invested a lot in new development. I've lived in Westside for about 3 years now, so I can give you a pretty detailed perspective.
I love the pace of life here. When I first moved here from New York, I was surprised by job market. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Decent public transit for the size
- Strong job market in several industries
- The job market scene is decent
The downsides:
- Traffic during rush hour is rough
- Chain restaurants dominate
Overall I'd rate it 9/10 for singles. Good luck with whatever you decide..

Used to live on the Highland side, now on the Sunset side. Completely different vibe. there are trade-offs but the good outweighs the bad.

OK so I've been meaning to write this for a while. I moved here 10 years ago from Miami and here's my honest breakdown:
Housing: Buying is tough right now, renting is more reasonable. We're paying /mo for a 1-bed in Sunset. It's hit or miss for what you get.
Jobs: The market is growing right now, especially in legal. If you're in real estate you might struggle.
People: Generally tough. It took about 12 months to build a solid friend group.
Food: average. Tons of options if you like Indian.
Your mileage may vary depending on what you're looking for..

Weather-wise, the summers are hit or miss and winters are reasonable. You get used to it after the first year.

Real talk - this place is not for everyone, and I think that's OK.
If you value cultural scene, you'll love it. The pet-friendliness is genuinely underrated and I've found it exceeded my expectations. My neighborhood (Cedar Grove) is developing and I feel safe walking around at night.
But if you're coming from Phoenix, be prepared for the culture shock. housing market is completely different here. And Not very walkable outside downtown.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a chef, 49, moved here 8 years ago from Denver. I've lived in Fairview and West, and traveled to most parts of the metro.
**What I love:**
1. Cost of living is very reasonable
2. Nice parks and green spaces
3. Lots of family-friendly activities
4. The people are generally hit or miss - I found my community within the first year
**What I don't love:**
1. Urban sprawl is real
2. Homeless population growing downtown
3. The cultural scene situation is growing and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Fairview: Great for singles. improving vibes, walkable.
- West: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Denver, everything felt tough. Rent is about /mo. Groceries are affordable. Gas is established. You can live comfortably on $70K-$80K here.
**Final verdict:**
Would recommend to anyone considering it.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
