Housing market in West Covina — is it worth buying?
Median home value here is around $712,300. Prices are steep but there are pockets of affordability. For those renting, typical rent is $2153.
Is now a good time to buy in West Covina? Or better to keep renting?
Looking for opinions from both homeowners and renters.

If you can afford it, Oakwood is the best place to live. Period.

Coming from Chicago, the cost of living difference is noticeable. Groceries and gas are cheaper.

Good summary. I'd rate it higher personally — maybe 8/10.

Public transit needs work but they're investing in it. Should improve in next few years.

Downtown is overrated and overpriced. The suburbs offer way better value.

Totally agree with this. I've been here 11 years and my experience is very similar.

The job market has been improving lately. Several education companies moved in recently.

Can confirm the safety issue. But it really depends on the neighborhood. Cedar Hills and Westside are perfectly safe.

Don't sleep on Cedar Hills. It's up and coming and still affordable.
