Is West Islip still affordable?

I'm a 39-year-old teacher and Rent is about $2,613/month for a decent place. It's a a smaller city city with about 26,559 people. Average temperature is around 54--F, so expect cold winters. It's not perfect, but the community is solid. The weather takes some getting used to. The food scene here is surprisingly good. Public transit needs a lot of work honestly. Renting here right now, paying about /mo for a 4-bedroom. there are trade-offs but the good outweighs the bad. Compared to New York it's hit or miss.

Real talk - this place is not for everyone, and I think that's OK.

If you value pet-friendliness, you'll love it. The traffic is genuinely excellent and I've found I wouldn't want to live anywhere else right now. My neighborhood (South) is reasonable and I feel safe walking around at night.

But if you're coming from Denver, be prepared for the culture shock. safety is completely different here. And Limited public transit options.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Coming from Seattle, everything felt tough. Rent is about /mo. Groceries are growing. Gas is manageable. You can live comfortably on $80K-$70K here.
