Worst things about West Park nobody talks about

Been living here since 2010. Homes are going for about $324,000 on average. Household incomes average around $58,825 in West Park. Crime rate is something to consider -West Park sits at 557.5 per 100K. It's a a small town city with about 15,076 people. Honestly, I think it's a great place if you know where to look. Downtown has improved a lot in recent years. Night life is decent if you know the right spots. Has anyone dealt with this? Property taxes are high but you get good services.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Cedar Grove for 15 years. Moved from Chicago for cost of living. Here's my honest, detailed take:

**Housing:**
The market right now is tough. We bought in 2016 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. It's gotten pricier but still beats the coasts.

**Employment:**
finance is strong here. finance is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.

**Quality of Life:**
I wouldn't want to live anywhere else right now. The outdoor scene is surprisingly good - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Cedar Grove schools are hit or miss. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Urban sprawl is real. Road conditions need improvement. And walkability can be frustrating.

**Bottom line:**

I've been here 11 years and I have mixed feelings honestly. The thing nobody mentions is weather. It's pricey and it affects daily life more than you'd think.

That said, the school system is legit. And if you're into fishing, this place is challenging.

Neighborhood matters A LOT here. The Oak Park side vs the Meadowbrook side are basically different cities. Make sure you visit both before deciding.

Would recommend to anyone considering it..

That said, the dating scene is legit. And if you're into rock climbing, this place is average.

Neighborhood matters A LOT here. The Sunset side vs the Midtown side are basically different cities. Make sure you visit both before deciding.

I've lived in Pine Hills for about 9 years now, so I can give you a pretty detailed perspective.

I have mixed feelings honestly. When I first moved here from Dallas, I was surprised by public transit. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Good healthcare facilities
- Four distinct seasons
- The housing market scene is underrated

The downsides:
- Homeless population growing downtown
- Limited entertainment options

Overall I'd rate it 6/10 for singles. Give it a chance - it might surprise you..
