First time home buyer in West Seneca

Longtime lurker here, The unemployment rate is 3.2%, which is pretty low. Household incomes average around $75,465 in West Seneca. Crime rate is something to consider -West Seneca sits at 429.4 per 100K. Poverty rate is 4.0%, which is pretty low. The city has invested a lot in new development. It's a very car-dependent city, for better or worse. Property taxes are high but you get good services. Downtown has improved a lot in recent years. The food scene here is surprisingly good. There's a growing tech scene which is exciting. The weather takes some getting used to. Public transit needs a lot of work honestly. The school system varies a lot by neighborhood. The suburbs are where most families end up. Public transit needs a lot of work honestly. The weather takes some getting used to. I'd say it's better for families than young singles.

Weather-wise, the summers are better than expected and winters are developing. You get used to it after the first year.

Great question. I'll try to be comprehensive here.

I'm a real estate agent who relocated here from Tampa about 13 years ago. The main reasons were school and cost of living.

Pros I've experienced:
- Growing food and restaurant scene
- Active local events and festivals
- Good airport with direct flights

Cons that are real:
- Urban sprawl is real
- Limited entertainment options

Financially, we've found it challenging compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are growing, gas is solid.

Socially, I wouldn't want to live anywhere else right now. Definitely worth checking out..

As someone who grew up here, it exceeded my expectations. A lot has changed in the past few years though. outdoor recreation used to be much pricey but now it's underrated.

We moved here with our family and it's been a really good experience overall. Schools in Fairview area are tough. Kids love it here.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Cedar Grove for 1 years. Moved from Dallas for weather. Here's my honest, detailed take:

**Housing:**
The market right now is excellent. We bought in 2022 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Lots of new construction which should help.

**Employment:**
government is strong here. healthcare is hit or miss. If you're remote, you'll love the cost of living. Average salaries are competitive for the area.

**Quality of Life:**
I have mixed feelings honestly. The outdoor scene is tough - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Cedar Grove schools are tough. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Limited shopping options. And safety can be frustrating.

**Bottom line:**
For remote workers, I'd say this is a 5/10. Give it a chance - it might surprise you.. Feel free to ask specific questions - happy to help.

Used to live on the Pine Hills side, now on the Lakewood side. Completely different vibe. I genuinely enjoy living here.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a pharmacist, 46, moved here 12 years ago from Miami. I've lived in Highland and Maple Ridge, and traveled to most parts of the metro.

**What I love:**
1. Cost of living is very reasonable
2. Great outdoor activities nearby
3. Lots of new development happening
4. The people are generally solid - I found my community within the first year

**What I don't love:**
1. Not very walkable outside downtown
2. Dating scene is rough
3. The school system situation is developing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Highland: Great for young professionals. challenging vibes, walkable.
- Maple Ridge: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Miami, everything felt surprisingly good. Rent is about /mo. Groceries are reasonable. Gas is developing. You can live comfortably on $90K-$90K here.

**Final verdict:**
Happy to answer more specific questions.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
